Activation Your Condo

There are some necessary steps to activate your condo on the Mammoth Hospitality Management Program.

1. Contact the Owners Relations Office by either email or phone to confirm that you will be starting the sign-up process. Be prepared to provide:

  • Mailing address
  • All contact numbers
  • Email address for updates and postings

2. Condo number(s) signing up to the Rental Program

3. Complete and sign the MHM Agreement.

4. Complete and sign the W9 tax identification form.

5. Complete the Owner Calendar reservation form to reserve your condo for Owner / Owner Guest stays.

6. Provide proof of comprehensive public liability insurance. (As defined in the MHM Agreement).

7. Optional: apply for Automatic Deposit and E-statements.

Owner Responsibilities

Owner Responsibilities

  • Your inventory is issued and presented to you at the time of the Owner walk-through prior to Escrow signing and the handover of your condo.
  • The inventory level is based on the condo's maximum occupancy, number of bathrooms and bedding types.
  • Each condo that is on our rental program is required to have kitchen, bathroom and bedding inventory that meets MHM's minimum par levels and standards, and is provided with the purchase of your suite from Intrawest.
  • Chinaware, glassware, silverware and linen/terry must be MHM/Intrawest issue.
  • MHM is responsible for maintaining and replenishing the inventory.
  • A full inventory of issued amenities shall remain in the condo until the time the Agreement ends.

Furniture, Fixtures and Equipment

As stated in the "Schedule D" of the MHM Rental Agreement:

At its sole cost and expense, Owner is responsible for replacement of, but not limited to, any item of furniture, fixture and equipment listed below, necessary to maintain the unit in an occupiable, first class condition. Owner shall not hold Manager responsible for repair, restoration, and redecorating or other expenses arising as the result of the rental or use of the unit including "Normal Wear and Tear" and acknowledges that such expenditures are the Owner's responsibility. Owner further recognizes that the rental occupancy will accelerate normal wear and tear. To get an idea of the "expected life" of some of the major items and for Owners to allow time to budget for these expenses, please note the following estimated life expectancies:

  • Carpet - replace every 5 - 7 years
  • Painting - total repaint every 3 years or as needed
  • Furniture - replace every 6 - 8 years, but dependant on condition and quality
  • Sofa Bed - replace mattress and mechanism as needed (3 - 5 years)
  • Decor / Wall hangings - replace every 6 years or as needed
  • Beds - replace mattresses every 6 years
  • Major Appliances - replace every 8 - 12 years or as needed.
  • Tile and / or Linoleum - replace every 6 - 8 years
  • TV's - replace every 6 - 8 years
  • Coffee maker
  • Kettle
  • Toaster
  • Blender
  • Microwave plates
  • Stove burners and catch plates
  • Entire blind replacement
  • Iron and ironing board
  • Clock radio
  • Telephones
  • DVD
  • Hair dryer
  • All furniture in all rooms

Fees will be applied to Owner's Monthly Statement.
